SERVICE PACKAGE Phases of Service and phase content  
  Programming, Preliminary Design and Pricing Plans: Together with Behrens Design and Development we determine the scope of your project and the budget. We then prepare preliminary site and building plans and estimates, which upon your satisfaction are used to obtain initial bids from selected General Contractors in you service area.
Construction Document Phase: When Project Budget and Cost balance we continue to develop the plans in conjunction with BD&D, the contractor and our client. Upon completion the final set of drawings is used for the final costing from the selected General Contractor, building permits, appraisals, and the construction of the building.
Construction Phase: We assist BD&D during their heavy involvement in this phase with site visits for code conformance and verification of the contractors payment requests, color suggestions and final project acceptance.
Fees for our Services: Our fee for our services is based on a predetermined fee schedule which we have developed for Behrens Design and Development which passes on to the client a lower than market fee, owing to the volume of work and marketing received from BD&D.
CONSULTANT TEAM Civil, MIE and Structural Engineers  
Selection Method Where required, we will obtain proposals, resumes and schedule availability from at least two of each consultant. Your input is encouraged in the selection.
