Preliminary Planning Programming. Initial meeting between architect, consultant, and project client. Conceptualization of the project design using associated architects, or if requested, another architect selected by the client. Development of client's preferences in design styles, room location, and space needs, with special attention given to process flow and all unique ergonomic aspects of the business. The preliminary design phase in schematic form includes a site plan, floor plan, and elevation. Site plan The site plan analyzes the site and situates the new building or addition with traffic flow and future expansion considerations in mind. It is important to utilize the site effectively to capture local eye appeal, have good access and egress, good parking, and the room and ability to expand if needed. Floor plan The floor plan is an overhead view depicting the interior layout of the funeral home. The interior is developed upon the preferences and needs of the funeral director and reflects how he or she would like the building to operate. Elevation The elevation is a drawing of the outside of the building and is also created specifically to the owners tastes and needs. This drawing shows the exterior design style, location of exits, windows, and any canopies or dormers. In order to avoid unnecessary costs to the client at this stage in the development, these drawings do not include working drawings or other documents necessary for construction. The preliminary design and schematic drawings at this point will, however, include sufficient detail to determine a preliminary cost analysis of the construction. These drawings will also give the client a clear understanding of how the building will function and how the building will look. Costs for this schematic design and design development is included in the fee for preliminary services except for a nominal charge for travel expenses. Behrens Funeral Home Design Standards and Standard Details are included for the use of the architect in the development of the design. This process may involve several meetings with the architect and the client and will be organized and conducted by the consultant. Project Development Construction Documents. At the end of the preliminary planning services if it is deemed that the project is beneficial to the company, the client will sign an architectural contract with the architect. This authorizes the architect to complete the drawings and finalize a full construction document set. These drawings will contain all information necessary for the design-build project. At the completion of these documents the consultant will submit the C.D.'s for a final bid by all competing contractors. The consultants will also monitor the construction from start to finish and by incorporating the Behrens Design Standards and Standard Details, each contractor will have all of the information they need to complete the project according to their projected bid price. Any change orders or unforeseen costs will be monitored and scrutinized by Behrens Design and Development, Inc., and subject to review and approval by the client. |
