1. Construction bidding. Monitor and evaluate the preparation and completion of the working drawings. The consultant will reproduce and distribute the bidding documents to the selected general contractors and if necessary subcontractors. Pre-bid meetings are conducted with all contractors to review bidding documents and working drawings to insure that each contractor is bidding the same scope and materials. The bids are then compared and evaluated. The consultant then organizes and conducts meetings with the clients to discuss, evaluate, and if necessary, negotiate any of the bids. All of the general contractors who have bid the project are contacted and the contract is awarded to the successful contractor. The involvement of the consultant in this effort further protects the client from any potential ill will that is sometimes associated with awarding contracts. 2. Pre-Construction Administration. A construction schedule is created and reviewed with the general contractor and the clients. The consultant will assist the general contractor in obtaining all necessary permits required prior to construction. Any necessary meetings are organized and conducted with the architect, City Planning Department, fire marshall, engineer and any other city officials whose approval of the plans is necessary. The construction start date is determined and preparations are made for an optional ground breaking ceremony. Payment plans are structured to coincide with draw dates agreeable to the lender, the architect, and the contractor. Meetings with the lending institution and the client are then prepared for and conducted by the consultant to finalize the financing of the project. 3. Construction Administration. Perform site visits to monitor all phases of the construction. The plans and the construction schedule are compared with the construction completed to date. Accordingly, construction time schedules will be adjusted as needed. These meetings as well as communication with the general contractor will occur on a regular basis throughout the construction. The consultant will also assist the client in monitoring and approving of all invoices from contractors, architects, and other suppliers. All construction observation visits will be coordinated by the consultant and scheduled with the contractor and clients to review construction completed, make necessary adjustments to the time schedules, and discuss any pertinent construction issues. If necessary, the consultant will assist the client in hiring an interior designer and schedule the necessary meetings with the client. He will also assist the client in ordering furniture, fixtures and accessories as requested. If necessary, the consultant will also coordinate any work with casket companies for the completion of the selection room. 4. Post-Construction Administration. The completed project will be thoroughly evaluated and a final punch-list will be prepared and reviewed with the architect, contractor and client at the close-out of the project. The consultant will then monitor and follow up with the contractor on all work needed to complete the punch list items. Construction documents will be finalized with the client and the project will be officially closed out. The consultant will assist the client in scheduling and preparing for an open house event as requested. |
