Architectural and Construction Services for the Funeral Industry

The following is a list of services that we
provide for our clients prior to construction.

Preliminary Planning Services

1. Market analysis. Review of the market to help determine the requirements of the facilities and scope of the project. The analysis encompasses the review of growth patterns in the area, traffic counts, and other pertinent demographic information. This information, along with a review of personal financial information, becomes the basis for the development of the project budget.

2. Computer modeling. Develop a pro-forma projection to determine key decision making issues such as: Return on investment, equity requirements of the project, debt financing requirements, and break-even analysis. Evaluation of necessary phasing of the project in segments to fit budgetary requirements is also analyzed.

3. Site selection and/or evaluation. Search and selection of an appropriate building site or a review and evaluation of a previously selected site. This evaluation will include a review of local zoning ordinances as to the compatibility of the project for the site, access and egress issues, visibility for local traffic, and proximity of appurtenant services such as churches, and cemeteries. The cost of the property and other factors such as topographic characteristics of the site, location of utilities, and soil conditions are also studied. The client may want to keep his intentions for expansion confidential. The involvement of the consultant in the site search and selection process helps to protect the identity of the client at this stage in the development of the project.

4. Project cost analysis. Begin the development of the Project Cost Study. This worksheet which will be continually updated during the development of the project, and is intended to analyze all of the costs associated with the project. This information becomes an essential component of the pro-forma statements and projections.

5. Design development. Development of the architectural design using associated architects, or if requested, another architect selected by the client. This preliminary design development in schematic form includes a site plan, floor plan, and elevation drawings of the building.

6. Government review. Coordination of meetings with city and other government officials for any required approvals needed during the schematic design phase. The work associated with obtaining required special use permits, variances or other necessary government approvals will be organized and coordinated by the development consultant. All fees associated with obtaining any required permits, licenses, or authorizations, such as environmental impact reviews, will be the responsibility of the client.

7. Final review. Final review of the design and preparation of documents for presentation to contractors. This will include the organization of the specifications for the specific project, a review of construction methods and material selection for the construction.

8. Financing. Preparation of information for presentation to potential lenders for debt financing. This information includes analyzing all costs of the project, debt coverage ratios, and loan to value information for the loan application. The consultant will assist the client in the evaluation and necessary negotiations with the potential lenders and the subsequent selection of a lender.
